Dundalk Professional Center — GeoProspector™
The Challenge:
The Dundalk Professional Center is a professionally owned and managed Medical Office Building located in the heart of Dundalk, Maryland. Built in 1978, this 39,845 square foot building includes ample parking and an on-site pharmacy. Despite a strong tenant base, including LabCorp, Advanced Radiology, and MedStar the building was experiencing 30 percent vacancy. Compounding the challenge was a depressed economy with only minimal activity in the commercial real estate market. MacKenzie was enlisted to find suitable tenants and soon found that a system to improve prospecting efforts and to relay routine cold-calling progress to the landlord was necessary.
The Solution
Using geographic information systems (GIS), MacKenzie deployed its GeoProspector™, an interactive mapping tool that helps combine information such as businesses, drive times, and market intelligence into an intuitive map-based interface. Rather than randomly cold-calling prospective clients, MacKenzie used this technology to prioritize potential tenants based on their location and reach out to them systematically. For monthly status meetings with the landlord, maps were created that quickly communicated each associate's cold-calling progress.
